General Terms
By confirming a booking with Q Stay, you acknowledge that you have read, understood, and agreed to these Terms and Conditions. Payment of a deposit constitutes acceptance of these terms. Failure to comply may result in the immediate termination of your booking, with forfeiture of your security deposit.
- Car parking (if applicable) and Q Stay will not be liable for any disruptions during your stay, and no refunds or compensation will be provided for such issues.
- Wi-Fi are complimentary services. Q Stay will not be liable for any disruptions during your stay, and no refunds or compensation will be provided for such issues.
- Guests must allow Q Stay the opportunity to rectify any concerns before requesting compensation. No refunds or adjustments will be issued after the first night’s stay.
- Routine property inspections may be required under the Residential Tenancies and Rooming Accommodation Act 2008. While we aim to schedule these when properties are vacant, this cannot be guaranteed. Guests will be notified in advance whenever possible.
On-Site Facilities
Q Stay is not affiliated with the on-site management and does not manage any of the on-site facilities. Q Stay will not provide any compensation for any issues relating to the on-site management and facilities during your stay. We are only responsible for the interior of the apartment. All apartments managed by Q Stay are privately owned and operated and are not affiliated with the on-site management. All assistance requests must be directed to Q Stay. We will not be responsible if you choose to seek assistance through the on-site management.
Deposit & Payment Terms
- Prices and availability are dynamic and subject to change until a deposit is processed and a booking confirmation is received.
- If a lower rate is later advertised for a similar property, we cannot adjust prices after confirmation.
- Additional guests beyond the standard occupancy incur a fee of $50 per person per night, up to the maximum occupancy allowed.
- Credit card surcharges apply: 1.5% for Visa/MasterCard and 2% for American Express.
- Flexible Bookings: A 30% deposit is required, with the balance payable 30 days before arrival. Failure to pay by the due date may result in cancellation.
- Non-Refundable Bookings: Full payment is required at the time of booking, and no refunds are permitted.
Cancellation Policy
- Flexible Reservations:
- Cancellations 31 days before arrival: 30% deposit forfeited.
- Cancellations 30 days or less before arrival: 100% of the booking total forfeited.
- Non-Refundable Bookings: Full booking amount is forfeited upon cancellation.
- No refunds or credits are provided for cancellations due to unforeseen circumstances (e.g. weather, illness, travel restrictions). We strongly recommend purchasing comprehensive travel insurance.
- Booking amendments incur a $250 administration fee and must be processed via the original booking platform. Q Stay does not offer date changes, but guests may transfer a booking to family or friends.
- Bookings made via Online Travel Agencies (OTAs) such as Booking.com or Airbnb are subject to the cancellation terms outlined on those platforms.
Booking Conditions
- Q Stay properties are privately owned and are not affiliated with on-site management. All assistance requests must be directed to Q Stay.
- Housekeeping & Maintenance: Apartments are self-contained and do not include daily servicing. Additional cleaning can be arranged for a fee.
- Facilities & Amenities: Property descriptions are accurate at the time of listing but may be subject to change due to maintenance or upgrades.
- Relocation Policy: If a booked property becomes unavailable due to damage, loss of management, or other unforeseen circumstances, Q Stay reserves the right to relocate guests to an equivalent alternative.
- Guest Responsibilities: Guests must report any pre-existing damages upon check-in. Complaints must be submitted in writing with supporting details within the first 24 hours. If later, we cannot guarantee it will be attended to.
Group Bookings
As we manage private apartments, we cannot guarantee that rooms will be located close to each other.
House Rules
- Noise & Behavior: Guests must keep noise to a minimum from 10 PM to 9 AM. A security call-out fee of $100-$250 applies for noise complaints. Repeat violations may result in eviction without refund.
- Body Corporate Rules: Guests must comply with complex regulations and respect neighbors.
- Security: Guests are responsible for securing the property. Any incidents resulting from negligence may be charged to the guest.
- Occupancy Limits: The number of guests must not exceed the booking confirmation. Unauthorized guests may result in eviction and additional charges.
- Parking: Vehicles must be parked in designated areas. Q Stay is not liable for fines incurred due to parking violations.
- Lost Property: Q Stay is not responsible for items left behind. Any unclaimed belongings will be disposed of by housekeeping.
Strict No-Party Policy
- Parties and unauthorized gatherings are strictly prohibited.
- If a party is detected, Q Stay reserves the right to charge the security deposit or credit card for additional cleaning, repairs, and associated costs.
- Immediate eviction may occur if guest behavior is deemed a safety risk. No refunds will be issued in such cases.
Check-in Procedures
- Full payment is required prior to check-in.
- Guests must provide a valid photo ID and security deposit upon arrival.
- Standard check-in times: 3 PM – 5 PM. After-hours check-ins are subject to a cash fee:
- $50 (until 10 PM)
- $100 (after 10 PM)
- $150 (after midnight)
- Early check-in is subject to availability and may require booking the previous night.
- No refunds are provided for late arrivals or no-shows.
- Guests under 18 must have a legal guardian book on their behalf and provide ID.
Security Deposit & Damages
- A security bond is required before check-in. By paying the bond, you authorise Q Stay to charge your card for:
- Any damages, breakages, or excessive cleaning costs.
- Loss of keys.
- Any unpaid charges incurred during the stay.
- Guests cannot arrange their own repairs or replacements. Q Stay will coordinate all necessary maintenance.
- If funds are insufficient to cover damages, the case will be referred to a debt collection agency or pursued through legal means.
